Investment Overview
The IPIN DRS (Distressed Renovation Strategy) allows IPIN members to partner with IPIN and BridgePoint Ventures to buy, renovate and resell wholesale, deeply discounted, bank-owned US foreclosure properties to first-time homebuyers, leveraging the current economic climate to generate substantial returns within a short-term managed environment.

The key to the DRS is its ability to identify real estate assets that can be renovated efficiently and where, after renovation, the price can remain below comparable properties allowing rapid resale to the first-time homebuyer market. The strategy utilizes various resale models, including a popular seminar program, to generate sales from its selected target market.

DRS is a managed investment strategy, operated by seasoned professionals with a proven track record, that has aligned interests with the investor. The aim of the strategy is to acquire property at deep discounts, renovate and resell within a 6-month time frame, with only a capital investment requirement from the investor.

Select (Asset Analysis)
The DRS uses a proprietary system for identifying and analyzing real estate assets that can be purchased, renovated and resold for profit within a short timeframe.

Acquire (Real Estate Purchase)
The DRS allows IPIN to select and purchase distressed properties, at deep discounts, directly from lending institutions and large private investors. Investors can take ownership of the assets, providing security.

Improve (Renovation Process)
The entire renovation process is budgeted prior to investment and overseen by BridgePoint, a seasoned distressed asset management company with a proven track record. The renovation process is designed to add value and enhance resale potential in the target market.

Resell (Investment Exit / Asset Resale)
The renovated properties are offered to the ultra-buoyant U.S. first-time homebuyer market using a proprietary sales method, including a “low money down” model, marketed via a network of associated real estate professionals and a very successful seminar program. Real estate assets are chosen carefully with the aim of achieving a resale within a 6-month time frame.
